Union Investment takes over Class A office property Aura in Helsinki

The Aura office building in Helsinki has been completed and transferred to the holdings of open-ended special real estate fund UII EuropeanM. Union Investment acquired the planned prime office property in 2022 and has invested over EUR 78 million in the project. It is located in Ilmala, a rapidly developing modern district close to Helsinki city centre.

The building offers some 11,700 sq m of rental space, of which around 9,000 sq m is devoted to offices. The highly flexible floor plans are capable of accommodating both large and small tenants. The ground floor features a restaurant with a terrace and several conference rooms that are available for hire, alongside a number of small retail units. LEED Gold certification is being sought for the building.

Floors 3 to 5 are already let to a state-owned enterprise for 15 years. The occupancy rate is currently 78 per cent. A one-year rental guarantee has been provided for the vacant space by vendor Hartela Etelä-Suomi Oy, a leading Finnish property developer.
