North American Conference 2024 highlights

On 5 June we held the INREV North American Conference in New York City, exploring the theme ‘Continental shifts: harnessing value from evolving European markets.’ Moderated by Gabi Stein, Head of Global Real Estate Distribution at Nuveen, the conference attracted around 100 participants eager to hear about pressing issues in the European non-listed real estate industry.

The keynote presentation by Ron Keller, former Dutch Ambassador to Ukraine, Russia, Turkey, and China, highlighted the impact of rising geopolitical tensions on the European landscape, predicting higher costs and slower growth.

Justin Curlow, Global Head of Research & Strategy at AXA IM Alts, discussed strategies for finding value in European real estate beyond rate hikes, emphasizing opportunities in life sciences, student housing, logistics, and residential sectors.

In a comparative analysis of office markets in Europe and the US, Sondra C. Wenger of CBRE Investment Management revealed significantly lower vacancy rates and rent growth in Europe. Daniel Drimmer of Starlight Investments also shared insights on residential market dynamics.

Henri Vuong from PGIM gave an insightful presentation on navigating European debt markets amidst refinancing challenges, followed by a panel discussion with K.C. Kriegel from PCCP, Udo Schaffer from E.ON and Isabelle Brennan from LaSalle IM. The panel concluded that while European debt offers attractive risk-adjusted returns, the perception of widespread distress opportunities is overblown.

In a captivating presentation on AI, Ilene Goldfine, Chief Digital Strategy Officer at Hines, showcased the transformative potential of generative AI in real estate investment.

The day concluded with a global investor panel moderated by Gabi Stein, featuring James Raynor, from Grosvenor, Robert Wagenaar from Bouwinvest and Alberto Agazzi of Generali Real Estate International, who emphasised the current opportunities in European markets due to repricing, income growth potential, and reduced competition.
