The near terms performance expectations are balanced by a shift in investor sentiment due to geopolitical uncertainty and rising global inflation.
Key highlights:
- Pan-European non-listed real estate returns reached 4.85% on an asset level and 4.27% on a fund level, notably higher than the already strong performance recorded in Q3 2021. Performance improved across Europe, with Germany posting the strongest 6.33% asset level Q4 2021 total return, albeit partially driven by stronger revaluations typical for the fourth quarter.
- The industrial/logistics sector continued to deliver exceptional performance with a Q4 2021 asset level total return of 7.63%, bringing a 12-month rolling total return to an astonishing 26.82%.
- The INREV March 2022 Sentiment Survey points to a new phase in the investment market, most likely triggered by the geopolitical and economic consequences of the conflict in Ukraine. Two thirds of investors and investment managers surveyed report increased investment risks and 38% expect short term performance expectations for European real estate are to be lower.
