Last week marked the completion of Nautical NDSM, a new urban block located on the iconic NDSM Wharf on the northern banks of the River IJ in Amsterdam. The project, developed by G&S& (an award-winning area developer and part of VolkerWessels), consists of 268 apartments, an office building, commercial facilities, a courtyard garden and a parking garage. Real estate investor Altera Vastgoed NV (Altera) has acquired and will rent out 157 mid-rent apartments, 24 private sector rental apartments, 951 square metres of commercial space and 90 parking spaces.
Nautical NDSM offers residents a unique living experience thanks to its central location, with at its heart a green courtyard garden, and close proximity to the Amsterdam Marina. Designed by Liesbeth van der Pol of architect group Dok architects, the complex takes its cue from the nautical atmosphere, matching the maritime environment and the rich history of the NDSM Wharf. Construction was undertaken by Kondor Wessels Amsterdam (also part of VolkerWessels).
The combined 181 rental properties range in size from 42 to 125 square metres. The project has a low EPC of 0.2 and includes 238 photovoltaic (PV) panels and a thermal energy storage system combined with district heating. Residents have access to a large communal roof garden on the roof of the car park (level +1).
The 157 mid-rent apartments meet the criteria set out under the City of Amsterdam’s “More Mid-Market Rental Homes Action Plan”. This plan aims to provide affordable rental housing for the group of tenants who do not qualify for social housing or have a household income that is not sufficient to be able to afford more expensive private sector housing.
The entire project, which covers approximately 32,500 square metres of floor space, consists of 268 apartments, an office building, various commercial spaces, a collective courtyard, a multi-storey car park with 142 parking spaces and facilities for bicycle parking.
