Beyond the games: Olympic Village to long-term student housing

COIMA SGR developed Milan's Olympic Village for the Milano Cortina 2026 Winter Games with a legacy-first approach, designing the asset from the outset as permanent student housing. The 1,700-bed facility accommodated athletes during the Games before converting to affordable student accommodation within four months, directly addressing Milan's structural deficit of 30,000 student beds. Built on a former railway yard in the Porta Romana district, the development combines new construction with adaptive reuse, a fully electric energy strategy and 1 MW of photovoltaic capacity.
