Total operational carbon - market based (tonne CO2e/yr) - Vehicle Level

Topic: Greenhouse Gas Emissions (GHG) | Field Level: Vehicle | Label: ghg_emissions_total_operational_carbon_market_based | Indicator ID: ESG3.3.10

Industry Mapping: SFDR PAI, GRESB Real Estate Standard and Reference Guide (2025), EET Template, EPRA sBPR Guidelines 2024, CRREM V2 (2024), GRI Standards 2021, NCREIF PREA ESG KPIs (2022), CSRD, IFRS S2 Climate-related Disclosures, TCFD (2021), PCAF, RICS ESG Data List for Real Estate Valuations (2024)

Total of operational market-based scope 1, 2, 3 emissions covering both estimated and actual data. Operational carbon emissions cover only operational activities of the portfolio of the vehicle and do not include emissions generated through the organisation’s operations or by its employees, or upstream supply chain emissions (ref: GRESB). Market-based method quantifies scope 2 emissions based on GHG emissions emitted by the generators from which the reporting entity contractually purchases electricity bundled with instruments, or unbundled instruments on their own (ref: GHG Protocol, “Scope 2 Guidance”, Glossary, 2015).

Report the total operational carbon footprint for the reporting year by aggregating Scope 1 (ESG3.3/3.3.6), Scope 2 market-based (ESG3.3.2.1/3.3.7.1), and Scope 3 (ESG3.3.4/3.3.8) emissions.

Include emissions from both landlord-controlled and tenant-controlled areas. Ensure boundaries, coverage, and reporting periods are consistent across all scopes before aggregation.

For energy-derived emissions, the operational-carbon boundary should follow the boundary applied to the underlying operational-energy indicators. Where an energy load is excluded from operational energy, its associated emissions should also be excluded from operational carbon or disclosed separately. Non-energy Scope 1 emissions, such as fugitive refrigerants, should be included where they fall within the reporting entity’s operational-control boundary and are reported under ESG3.3 or ESG3.3.6.

This indicator is one of the six environmental factors considered most relevant for underwriting (see INREV (2025) Integrating environmental considerations in real estate underwriting paper).

Note 1: For acquisitions, disposals and GHG Protocol base-year recalculation considerations, see ESG3.3.9 and ESG1.6.

Note 2: If data coverage is partial or any scope is excluded, explain the reason and its potential impact on results.

Note 3: Market-based reporting provides additional transparency on the effect of contractual energy instruments, such as PPAs, RECs and GOs.
