Total operational carbon - location based (tonne CO2e/yr) - Vehicle Level

Topic: Greenhouse Gas Emissions (GHG) | Field Level: Vehicle | Label: ghg_emissions_total_operational_carbon_location_based | Indicator ID: ESG3.3.9

Industry Mapping: SFDR PAI, EPRA sBPR Guidelines 2024, CRREM V2 (2024), GRI Standards 2021, CSRD, IFRS S2 Climate-related Disclosures, TCFD (2021), PCAF, RICS ESG Data List for Real Estate Valuations (2024)

Total of operational location-based scope 1, 2, 3 emissions covering both estimated and actual data. Operational carbon emissions cover only operational activities of the portfolio of the vehicle and do not include emissions generated through the organisation’s operations or by its employees, or upstream supply chain emissions (ref: GRESB). Location-based method quantifies scope 2 emissions based on average energy generation emission factors for defined locations, including local, subnational, or national boundaries (ref: GHG Protocol, “Scope 2 Guidance”, Glossary, 2015).

Report the total operational carbon footprint for the reporting year by aggregating all relevant Scope 1 (ESG3.3/3.3.6), Scope 2 location-based (ESG3.3.2/3.3.7), and Scope 3 (ESG3.3.4/3.3.8) emissions.

Ensure consistency of boundaries, coverage, and reporting periods across all scopes before aggregation.

For energy-derived emissions, the operational-carbon boundary should follow the boundary applied to the underlying operational-energy indicators. Where an energy load is excluded from operational energy, its associated emissions should also be excluded from operational carbon or disclosed separately. Non-energy Scope 1 emissions, such as fugitive refrigerants, should be included where they fall within the reporting entity’s operational-control boundary and are reported under ESG3.3 or ESG3.3.6.

This indicator is one of the six environmental factors considered most relevant for underwriting (see INREV (2025) Integrating environmental considerations in real estate underwriting paper).

Note 1: If data coverage is partial or any scope is excluded, explain the reason and its potential impact on results.

Note 2: For acquisitions and disposals, apply the same reporting-period treatment across floor area, energy and emissions (see ESG1.6). Under the GHG Protocol, significant acquisitions and disposals are structural changes that may trigger recalculation of base-year emissions under the reporting entity’s established base-year recalculation policy. This ESG SDDS guidance addresses the treatment of acquisitions and disposals within the reporting-period portfolio boundary and does not replace any applicable GHG Protocol base-year recalculation requirements.
