Actual scope 3 emissions (tonne CO2e/yr) - Vehicle Level

Topic: Greenhouse Gas Emissions (GHG) | Field Level: Vehicle | Label: ghg_emissions_actual_scope_3_emissions | Indicator ID: ESG3.3.4

Industry Mapping: SFDR PAI, GRESB Real Estate Standard and Reference Guide (2025), EET Template, EPRA sBPR Guidelines 2024, CRREM V2 (2024), GRI Standards 2021, NCREIF PREA ESG KPIs (2022), CSRD, IFRS S2 Climate-related Disclosures, TCFD (2021), PCAF, RICS ESG Data List for Real Estate Valuations (2024)

Actual scope 3 emissions are calculated as the emissions associated with tenant areas. The term 'actual' refers to scope 3 emissions that are not estimated. Scope 3 emissions do not include embodied carbon as it is a separate recommended indicator of INREV framework. Scope 3 emissions cover only operational activities of the portfolio of the vehicle and do not include emissions generated through the organisation’s operations or by its employees, or upstream supply chain emissions (ref: GRESB). Reference the methodology used to calculate GHG emissions in the comment box.

This indicator covers actual Scope 3 emissions from operational energy use in areas where tenants have operational control (see ESG3.1.1). These emissions are indirect, as they occur outside the direct control of the reporting vehicle but are linked to the operational performance of its assets.

Report only actual data derived from verifiable sources such as tenant utility invoices, sub-meter readings, or smart meter outputs. If only estimated data is available, report under ESG3.3.8.

Where tenant energy data has been gap-filled, benchmarked, proxied or otherwise estimated, the resulting Scope 3 emissions should be reported as estimated under ESG3.3.8 rather than as actual Scope 3.

Embodied carbon is excluded from this indicator and should be reported separately under ESG4.3 (recommended).

This indicator is one of the six environmental factors considered most relevant for underwriting (see INREV (2025) Integrating environmental considerations in real estate underwriting paper).

Note 1: For emission-factor selection and disclosure, see ESG3.3.

Note 2: For ESG SDDS reporting, location-based reporting should be the minimum approach. Market-based reporting may be provided in addition where the relevant information is available. Where both methods are reported, disclose them separately and specify the source of contractual instruments or residual-mix factors.

Note 3: If tenant energy use is sub-metered or reported through green leases/voluntary disclosure, include these emissions and state the calculation method used.

Note 4: This indicator is generally aligned with GHG Protocol Scope 3 Category 13 – Downstream Leased Assets, subject to the reporting entity’s organisational boundary and consolidation approach.

Note 5: For ESG SDDS reporting, operational emissions from tenant-controlled areas are reported under Scope 3 unless already captured under Scope 1 or Scope 2 under the operational-control allocation above. Under the GHG Protocol, leased-asset classification may also depend on the organisational boundary and consolidation approach used by the reporting entity.
